Manage valuation settings (Basic Cost - Residential)

Create and manage the following settings for Basic Cost Residential valuations:

  • Round To Values: Values used when rounding building and land values.

  • Cost Data Sets: Cost data set years.

  • Components: Building components, such as Porch or Pool.

  • Land: Land components, such as Number of Acres.

  • Building Conditions: Condition types, such as Good or Poor.

  • Exterior Walls: Exterior types, such as Vinyl or Brick.

  • Quality Grades: Quality grades, such as Good or Poor.

  • Story/MH Types: Types of stories or mobile homes, such as 2 Story or Double-wide.

  • Component Conditions: Building, Building Improvement, and Land Improvement component types.

Prerequisites

  • View Settings permission is required to view the Valuations panel.

  • Edit Appraisal Settings permission is required to add, edit, or delete valuation settings.

Manage round to values

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  1. On the Round To Values panel, select Edit.

  2. Populate the fields.
  • Round Building Values To: Enter a number to use when rounding building values.
  • Round Land Values To: Enter a number to use when rounding land values.
Note: Round To Values must be 1 or a number divisible by 10.
  1. Select Save.

The values are added and display in the Round To Values panel.

Manage cost data sets

Add a cost data set year

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Cost Data Sets panel, select Add.

  4. Enter the Year for the cost data set.
  5. Select Add Year.

The year displays in the Cost Data Sets panel.

Delete a cost data set year

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Cost Data Sets panel, find the year and select the Delete icon.

  4. If the cost data set is eligible for deletion, select Yes on the confirmation message.
    Note: If the cost data set is currently in use on an appraisal, it cannot be deleted.

The year is removed from the Cost Data Sets panel.

Manage components

View component details

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Components panel, view component details.
  4. Select the expander icon to view Types, Characteristics, and Cost Lookup Keys for a component.

Add a component

Note: Edit Appraisal Settings permission is required to add and edit components.
  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Components panel, select Add.

  4. Populate the Component Attributes.

  • Name: Enter a name for the component.

  • Type: Select a type, either Building, Building Improvement, or Land Improvement.

  • Input Unit: Select an input unit, such as acres or feet.

  • Residence Type: Select Residence Only or Mobile Home Only.

  1. Select Next: Characteristics.

  2. Populate the Characteristics.

    1. Enter the characteristic name in Characteristic 1 field.

    2. Select Add Row.

    3. Enter a Value.

    Tip: To delete all Values under a Characteristic, select the Delete button beside the Characteristic name.
    1. Repeat as needed.

  1. Select Next: Cost Lookup Keys.

  2. To select an Available Lookup Key, highlight it and select the right-facing arrow icon.

Tip: To deselect a lookup key, highlight it in the Select Lookup Keys section and select the left-facing arrow icon.
  1. Select Create Component.

The component displays in the Components panel.

Edit a component

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. In the Components panel, select Edit.

  4. Adjust the Component Attributes, Characteristics, and Cost Lookup Keys as needed.

    Note: The Type, Input Unit, and Residence Type Component Attribute fields cannot be edited.
    Tip: To delete all Values under a Characteristic, select the Delete button beside the Characteristic name.
  5. Select Save.

The information is updated in the Components panel.

Reorder components

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Components panel, select Reorder.
  4. On the Reorder Components modal, select a component Type.
  5. Select and drag the sort row icon (3 horizontal lines) to reorder the components.
  6. Select Reorder Components.

The sort order is updated in the Components panel grid.

Manage land components

Note: View Reference Data permission is required to view the Land panel.

Add a land component

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Land panel, select Edit.

  4. Select Add Row.

  5. Populate the fields.

  • Name: Enter a name for the land component.

  • Input Unit: Select Acres, Each, Feet, Lots, or Sq Ft.

  • Include in Acre Counts (optional): Select to include the land component in acre counts.

  • Include in Lot Counts (optional): Select to include the land component in lot counts.

  1. Select Save.

The land component displays in the Land panel.

Edit or delete a land component

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Land panel, select Edit.

  • Edit a land component: Adjust the information as needed.

  • Delete a land component: Select the Delete icon.

  1. Select Save.

The information is updated in the Land panel.

Manage building conditions

Add a building condition

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Building Conditions panel, select Edit.

  4. Select a Residence Type, either Mobile Home Only or Residence Only.

  5. Select Add Row.
  6. Enter a Name for the building condition, such as Good or Poor.
  1. Select Save.

The option displays in the Building Conditions panel.

Tip: You can change the order of the building conditions from the Edit Building Conditions screen by dragging the Reorder icon.

Edit or delete a building condition

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Building Conditions panel, select Edit.

  • Edit a building condition: Adjust the Name as needed.

  • Delete a building condition: Select the Delete icon.

  1. Select Save.

The information is updated in the Building Conditions panel.

Manage exterior walls

Add an exterior wall

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Exterior Walls panel, select Edit.

  4. Select a Residence Type, either Mobile Home Only or Residence Only.

  5. Select Add Row.
  6. Enter a Name for the exterior wall, such as Vinyl.
  7. Select Save.

The option displays in the Exterior Walls panel.

Tip: You can change the order of the exterior wall options from the Edit Exterior Walls screen by dragging the Reorder icon.

Edit or delete an exterior wall

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Exterior Walls panel, select Edit.

  • Edit an exterior wall: Adjust the Name as needed.

  • Delete an exterior wall: Select the Delete icon.

  1. Select Save.

The information is updated in the Exterior Walls panel.

Manage quality grades

Add a quality grade

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Quality Grades panel, select Edit.

  4. Select a Residence Type, either Mobile Home Only or Residence Only.

  5. Select Add Row.
  6. Enter a Name for the quality grade, such as Average.
  7. Select Save.

The option displays in the Quality Grades panel.

Tip: You can change the order of the quality grade options from the Edit Quality Grades screen by dragging the Reorder icon.

Edit or delete a quality grade

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Quality Grades panel, select Edit.

  • Edit a quality grade: Adjust the Name as needed.

  • Delete a quality grade: Select the Delete icon.

  1. Select Save.

The information is updated in the Quality Grades panel.

Manage story and mobile home (MH) types

Add a story/MH type

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Story/MH Types panel, select Edit.

  4. Select a Residence Type, either Mobile Home Only or Residence Only.

  5. Select Add Row.
  6. Enter a Name for the type, such as 2 Story or Double-wide.
  7. Select Save.

The option displays in the Story/MH Types panel.

Tip: You can change the order of the story/MH type options from the Edit Story/MH Types screen by dragging the Reorder icon.

Edit or delete a story/MH type

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Story/MH Type panel, select Edit.

  • Edit a type: Adjust the Name as needed.

  • Delete a type: Select the Delete icon.

  1. Select Save.

The information is updated in the Story/MH Types panel.

Manage component conditions

Add a component conditions

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Component Conditions panel, select Edit.

  4. Select a Component Type, either Building, Building Improvement, or Land Improvement.

  5. Select Add Row.
  6. Enter a Name for the condition.
  7. Select Save.

The option displays in the Component Conditions panel.

Tip: You can change the order of the component condition options from the Edit Component Conditions screen by dragging the Reorder icon.

Edit or delete a component condition

  1. From the left-side navigation, select Settings > Appraisals.

  2. On the Valuations panel, select Basic Cost - Residential.
  3. On the Component Conditions panel, select Edit.

  • Edit a condition: Adjust the Name as needed.

  • Delete a condition: Select the Delete icon.

  1. Select Save.

The information is updated in the Component Conditions panel.
